Short Notice to Contractors

Most of the contractors in Desa Putra suffered "shock" after they were notified for not renewing their service from 1st August, 2008. Burgess Rawson Management Company is the party to manage this transitional period of changes, last few days we saw Mr. Nah accompanied by staff and potential contractors has been walking around in DP to do inspection, surveying and checking.

During last meeting, BR presented quotation from various contractors, every category of work has 3-4 quotations to allow JMC to select.

In last few days, we were talking to some of the residents, most of them are awaiting the changes, some even felt that it is too slow. They mentioned since the formation of JMC till now,
1) Lobby floor tiles, wall, ceiling, staircase, swimming pool deck, etc etc are as DIRTY as before
2) Improper attire (T-Shirt) in swimming pools are as usual, even when the security guard was patrolling, they pretend know nothing and walked pass by without doing anythings
3) Unauthorised parking elsewhere still the same, and even some owner's car was clamped in their own parking lot (can you imagine the standard of our contractor). You will see visitor's parking bay were mostly "full" every night till morning(current security guard seem unable to handle it).
4) Contractor's and delivery lorry always be treated like "King" that they can park their lorry in front of lobby many hours which suppose to be a drop off area.
5) Some JMC member and residents were tired of asking security guard to remove improper attired residents from swimming pool(almost daily), ask the security guards to instruct lorry driver to remove lorry to be park in visitor's parking bay or outside (almost daily). They asked "Why these simple tasks cannot be done properly?" Why we(residents/owners) need to do all these things, aren't the security guards are paid to do all these works? Why they needed to be teach all the times? There are many many frustrations, disappointments, "fade up" etc etc. These has been for past 6-8 months.

Residents/Owners hope that
1) Cleaning will be done properly especially the lobby area, rubbish are removed properly without affecting the daily life of residents
2) No more T Shirt(improper attire) swimmer in swimming pool, real low level of vandalism (security guard act immediately when they see any acts in CCTV).
3) No more unauthorised parking here. No more abused usage of visitor's car park. No more "little napoleon" can enter the premises without access card/proper registration.
4) No more children playing, shouting and kicking in basketball court after 10pm
5) No more adults still talking loudly in garden after 12pm, especially some foreigners must be notify about Law in Malaysia. Gathering of more than 5 persons in open area/public after 12pm is considered illegal assembly.

New Property Management Company

With effect from 1st August, 2008 Burgess Rawson (http://www.burgessrawson.com.my) will be officially taking over the management of Desa Putra Condo. At the same time, the cleaning contractor, security contractor and swimming pool contractor will be changed as well.
While awaiting good things to happen in Desa Putra Condo, hope that all the residents will be able to give 100% co-operation to new management company as well as the security personnels when entering the premises.

Should any residents has any doubts on any rules, please take a few minutes to read the "House Rule" of Desa Putra Condo which is a binding contract for all owners and tenants. If you do not have any copy, please try to get it from management, however, new management will try to summarise some important rules to be put in Notice Board.

Safety Notice

House Rules (a binding contract to all owners/tenants under Building and Common Property (Management & Maintenance) Act 2007)

Clause 8.2 Swimming and Wading Pool
8.2.1 Swimming Hours
The pools shall be opened for use from 10am to 10pm apart from the prescribed hours, the pools shall be closed and any person using the pools shall be deemed a TRESPASSER and the security personnel have the right to ask the trespasser to stop using the pool.
8.2.2 Children Using the Pools
Any child below 12 years of age are strictly prohibited from using any of the pools without being accompanied and supervised by any of his/her parents or any adult person.
8.2.3 Showers and Footpaths
Every residents and/or guest shall use the shower and use the footpaths before entering any of the pools
8.2.4 Swimming Attire
Residents or guest using the pools shall be required to put on swimming attires. Muslims are required to put on their appropriate swimming attires.
8.2.5 Horseplay Etc
No horseplay, games, competition or activities other than swimming shall be allowed in the pools
8.2.6 Pets
Residents are not allowed under any circumstance whatsoever to bring any pets into the pools.
8.2.7 Floats and Scuba Gears Etc
No large mats bulky floats, snorkels and scuba gears shall be used in the pools
8.2.8 Diving
No diving shall be allowed in the pools
8.2.9 Harmful Objects
Glassware, breakable and other sharp or harmful objects, such as hair pin, curlers, safety pins, bobby pins etc shall be forbidden in the pools
8.2.10 Food and Drinks
Consumption of food and drinks and smoking shall not be allowed in the pools and the immediate pool deck areas.
8.2.15 Management Authority
The management shall have the authority to expel the pool areas any person violating any of the rules or endangering the safety of himself or any other person
8.2.16 No lifeguard
a) the management shall not provide any lifeguards at the pools
b) the residents or their guests shall use the pools at their own risk and exercise care and caution especially in respect of young children
c) the management shall not be responsible for loss of lives and any injury whatsoever caused to any person using the pools or any loss and/or damage to any personal property.

Goldsmith Sales Girl killed in robbery

KUALA LUMPUR: A goldsmith worker was shot dead when four robbers, three armed with semi-auto pistols, held up the Tomei outlet in the Carrefour hypermarket in Wangsa Maju here.

LRT - Preliminary Fitting Up Works Started??



Two days ago, I saw some workers near the Sri Rampai LRT Station, it is like the contractor is going to start fitting up the Station. Hope that by middle of 2009, all the residents can enjoy the conveniences of LRT (which was the main selling point of Developer during launch of DP).
With LRT Station ready right in front here, the property price here expected to increase another 20%-40% (partly also due to the increase of materials cost resulting higher price of new development).

A rude Security Guard - Peter


It is about 8.15pm (16/07/2008), when I returned from work, I found a lorry is blocking the driveway in front of Block C with heading opposite direction. There is a guard coming from the guard house bring a "Contractor Card" - meaning he never properly registered the lorry before letting it in.
When I questioned him
(a) who allowed this "mover lorry" in at this hour? Security Guard (whose name is Peter) said he is the one,
(b) did you or the owner get the management approval to move in at this hour? He answered in Cantonese "Management Dai Sai i?" meaning why he need to get management approval (he is in charge here)? and proudly tell me his name is Peter, ask me to complain to his boss about him.
After I made complaint to his boss, he was fired on the spot (however, one week later I found out that the guard was transfered to wangsa-link site instead of fired, I guess the boss just want to "bluff me" so that I won't complain further). We are happy to have a responsible and quick actioned boss from security company.

Oil stain in Car Park



Is the cleaner supposed to clean all these oil stains periodically. Last month, I went to a condo in Mont Kiara and there was a notice issued by management to inform residents that there will be cleaning of oil stains in car park on xx date on which level of car park. How about "green algae" in many parts of the ground floor?

Car Park Rental down to RM100 (flat rate)


In order to encourage all residents to park their car inside the condo compound, the JMC decided to reduce the car park rental to RM100 (one condo one rate) and RM80 (correction) for non-covered car park. Previously, the private car park rental has surge to RM350 on ground floor.
