Sri Rampai finally Opened on 24/12/2010


After more than 2 years of refurbishment, Sri Rampai LRT Station finally opened for passenger today. Not sure whether you can imagine, it takes more than 2 years just to re-furbish a LRT station. The efficiency of Prasarana and related parties is worrying? Not sure whether the new 35 MRT stations @ track will finished by 2015 as expected?

Asia Pacific shows improvement in real estate transparency

Transparency within the real estate industry is one important factor for anyone considering investing within a particular country. The good news for investors in Asia Pacific is that the region has shown a broadly based improvement during the past two years, and in Australia now boasts the most transparent country in the world.

The 2010 Global Real Estate Transparency Index, released this week by Jones Lang LaSalle and LaSalle Investment Management, revealed a worldwide slowdown in the progress of real estate transparency over the past two years. The survey suggested that the recent turmoil in global financial, economic and real estate markets has impacted on market behaviour, with real estate players focusing on survival rather than market advancement.

The average improvement in real estate transparency across the 81 markets covered by the survey has halved in 2008-2010, when compared to the 2006-2008 and 2004-2006 period, with Australia leading the global stage and Asia Pacific showing the best improvement in regional transparency.

According to the transparency index, Australia now ranks as the world’s most transparency market, pushing Canada into second place and the U.K. into third. The traditional leading pack – Australia, New Zealand, the U.K., the United States and Canada, have now been caught up by a number of European markets, namely Sweden, Ireland and France who now sit amongst the world’s most transparent markets. Turkey registered the world’s strongest improvement due to the alignment of its legal and regulatory systems with the European Union.

Of the key components of real estate transparency, the transparency of the transaction process appears to have been compromised most by the more challenging real estate market conditions of the past two years. More surprising is the evidence of a slowdown of progress in the transparency of real estate regulatory and legal environments. The quality and depth of information on market fundamentals continues to improve nonetheless, helping to boost this dimension of transparency in most markets across the globe.

Nonetheless, there are a number of bright spots, and transparency continues to improve, albeit modestly, in the majority of markets. Of the top 15 improvers, nine are in Europe and six are in Asia Pacific. Turkey tops the league table of transparency improvers, and progress has been made in China, India, Poland, Portugal, Romania, Greece and Hungary. A number of more advanced markets, such as Germany, Ireland and Denmark, have also moved up the transparency league.

More Volunteers Wanted in Desa Putra



JMC intend to make DP a happening place, a way to bring closer among residents here and also make DP a more interesting place to stay.
The proposed plans are as follows:-
1. Organising garage sales for residents that residents of different races (local and foreigner) can bring their "goods or foods" to sell during the event.
2. Open to resident to organise classes like cooking class, dance class, painting class, language class, kung fu learning, yoga class, business talk and etc.
3. Any other events.

The plans are still in a infant stage, hope that more volunteer will come forward or give ideas to make DP a more happening and exciting place.

H1N1 virus infected Desa Putra


So far there are about 3 down on H1N1 and the family has since quarantine their children in their apartment. A very responsible family in our neighbourhood.
Let us take necessary precautions to prevent the virus further spreading. There is a notice inside the lift, please a few minutes to read through as it is helpful.

Symptoms of H1N1

The symptoms of H1N1 in people are similar to the symptoms of common seasonal flu. The common symptoms of H1N1 Flu include:

  • Fever – particularly a fever of over 100 degrees
  • Sore throat
  • Cough
  • Chills and fatigue
  • Body aches
  • Headache
  • Occasionally, vomiting and diarrhea
If any person, but particularly small children and others in high risk groups, exhibit any of the following serious warning signs, seek immediate emergency medical care:
  • Trouble breathing, including rapid breathing.
  • Gray or bluish skin color
  • Not drinking enough fluids
  • Sleeping constantly and not interacting when awake
  • Being especially irritable
  • Not urinating or no tears when crying
  • The symptoms improve but then return with fever and worse cough

A korean girl drowned in Villa Wangsamas Condo near Desa Putra

Children must be carefully monitor when they are in swimming pool. There are no lifeguard in any condo's swimming pool in Malaysia.
Villawangsa condo is just about 1km away from Desa Putra Condo where there are a lots of foreigners like korean and arabian staying here as there are many international school and college and IIU near by.

Widening Jalan Genting Kelang



DBKL is in the process of widening Jalan Genting Kelang, one of the main road leading to KL. Currently is 2 lanes 2 ways road will extended to 3 lane 2 ways (same section is 4 lanes) expect to cater for additional 50% traffic volume. There has been tremendous increase in population in this part of KL (Setapak towards Ulu Kelang) since 2008.

Road Hump installed in Desa Putra



Some residents were speeding within condo compound, therefore road hump were installed to slow down driver speed. But my personal observation is that some of the hump was not installed in the right place. It should be placed near the pedestrians crossing area (about 10 meter) instead of far away from crossing area.


Bas Sekolah are not allow to enter the ground floor as it is over weight (max weight allowed is 2500kg including loading). P4 was used as assembly point for pupils for School Bus to pick up.

2nd Warning Alarm for Landslide, Fire & Etc



Malaysian were too use to false alarm, therefore JMC decided to install 2nd alarm system which will be manually operated by security guard in case of emergency. It is installed in basketball court facing all the block. Soon we will have fire drill for the benefit of all the residents, hope that all residents will participate as it is concern about their safety. I think it is a few of many condo that will have fire drill.
