Security Enforcement of Desa Putra

(1) Registration of Taxi Drivers

All taxi drivers who want to enter Desa Putra to pick up/drop off residents MUST hand their driving license to the security guard at the guard house for safe keeping and record purposes. Before leaving the premises, the guards shall return the license to the driver. Taxi drivers will be only allowed 15 minutes to wait inside the compound. Once 15 minutes is up, the security guard in charge of the Ground Floor must request the driver to remove the taxi outside of the compound.

(2) Registration of Passengers in Taxis

All passengers inside taxis who wish to enter DP must produce their resident cards to the security guard at the guard house for identification. Residents without resident cards will be registered by the guards. Door access cards shall not be taken as a substitute of the resident cards. Passengers must not hand over their access cards to the taxi driver to open the barrier gate. The guards reserve the right to stop any taxi and request to turn back exiting the guard house should the taxi driver is found opening the barrier gate using access card from resident.

(3) Moving in/out

No moving in/out is allowed other than the prescribed hours (please refer to circular attached herewith). Neither the lorry nor the transporter workers shall be allowed entry to the condominium to assist the resident on moving in/out outside of the prescribed hours.

(4) Delivery/removal

Lorry can be only allowed in for removal/delivery works during the prescribed hours (please refer to circular attached herewith). Outside from the prescribed hours, no lorry can be allowed entry. Residents may have the option of requesting workers to carry out/in goods by walking in/out of the condominium.

(5) Renovation Time

Renovation works can only be carried out during the prescribed hours (please refer to circular attached herewith). The guards reserve the right of requesting workers to stop work outside of the prescribed hours.

(6) Usage of Swimming Pool

The security guard in charge of Ground Floor must carry out regular patrolling of the swimming pool, basketball court, and play ground area to monitor and ensure that people who are using the facilities adhere to the rules governing the usage of the facilities. Security guard must sign in/out at a log book/clocking point in future which is available at the swimming pool area whenever doing the patrolling. Security guard in charge MUST STOP people who are not using the facilities in a proper manner, i.e. not wearing proper swimming attire, abusing the facilities, etc. The said guard shall assist the Management to identify the unit no which the concerned people are staying, thereafter provide the information to the Management in order for the Management to approach the said resident, i.e. through writing or face-to-face meeting. This also apply to the gymnasium.

(7) Operation hours for open space recreation areas, i.e. swimming pool, basketball court, BBQ pit, play ground

Security guards MUST stop residents/visitors from using the basketball court, swimming pool, play ground once the time reaches 10.00p.m. Upon that hour, guards must inspect that area and ensure no noise and activities are coming from that area.

(8) Waiting time at Lobby for private vehicles, taxis, school buses/vans – 15 Minutes

The maximum waiting time allowed at the ground floor lobby at each respective block is ONLY 15 minutes and the vehicle MUST be attended by the driver. Vehicles left unattended for any instance will be clamped by the security guards and a penalty RM50.00 will be imposed to unclamp. Upon reaching 15 minutes, the security guard in charge of the ground floor will request the vehicle to move from the area. Notices will be displayed inside lifts and laminated notice on the wall of lobby will be put up.

(9) Opening of Barrier Gate at guard house using master access card

Several residents had been caught requesting security guard at guard house to open the barrier gate for them giving the excuse that they have lost their access cards, forgot to bring their access cards or left their access cards inside their condominium. Regardless of the excuses given, the Management will prepare a notice today to the concerned group of residents that effective three (3) days from today, 30 April 2009, any residents without master access card to open the barrier gate will have to park their vehicle outside and walk in to the condominium. The guards will not assist to open the barrier gate upon expiry of the notice in future no matter what excuse were to be given. Walking in residents will have to produce resident cards; otherwise will have to register themselves.

(10) Intercom to unit, informing about visitors

When receiving visitors either by walking-in or driving-in, the security guard at the guard house MUST intercom the owner/resident of the unit concern to confirm if the owner/resident is expecting the visitor.

If someone picks up the intercom, and accept the visitor

The guard can proceed to register each visitor and allow entry to the visitor upon registering them by sighting their identification card.

If someone picks up the intercom, and reject the visitor

The guard shall request the visitor to leave the premises then.

If no one picks up the intercom, (either the owner is not available at the particular time or the intercom is faulty) but visitor insist that the owner/resident is expecting him

If walking-in visitor, the visitor will have two (2) options by either contacting the claimed owner/resident themselves using their mobile phone and requesting the owner/resident to come down to the guard house to pick them up from the guard house or, the visitor has to wait until the security guard in charge of patrolling the floor level come down to escort them up to the unit. Until and unless either one has been fulfilled, the visitor shall not be allowed entry.

If driving-in visitor, the same procedures shall apply, except that the security guard at guard house MUST instruct the visitor’s vehicle which is already at the visitor lane to make a turn back and wait outside of the condominium (in order not to obstruct the traffic) in the event the no one picks up the intercom at the unit at the point of time.

**Note: These policies may be altered, amended or added with new whenever deemed necessary and fit upon serving notice to residents and/or security company.

Bravo.. A good move to avoid illegal trepassers entering our condominium or misuse our parking and other facilities.

Btw, I feel that JMC/ BR shall look on our gym facility as well. I come across a few occasions where children entering gymnasium without any adult supervision and playing with electrical gym sets.

I would suggest JMC/BR to install access card system to the gym.

Great!

By the way, on one of my trips to the condo, I saw a group of youngsters using the gym facilities with no t-shirt and slippers. Did not look professional at all. And they did not bring any towels to wipe their sweat! Already informed the front desk but was unsure if any action was taken.
