Parking Issue

Despite JMC decided to rent out the car parks to residents but not many residents willing to rent and park their car inside the complex. The monthly fees charged for covered car park is RM100 per month, and non covered is RM80, no deposit required, just need to pay quarterly in advance plus some deposit for access card.
20 parking lot in Ground floor are designated as visitor parking, others (P1-P4) are available for rental which JMC just merely to comply to the original architectural design of Desa Putra Condo which all the visitor parking to be in ground floor for visitor to access to unit through intercom (P1-P4 doesn't have intercom).
In my opinion, charging RM5 per night for visitor parking more than 2 nights (over night) is fair which the rental car park for P1-P4 can be allocated to SHORT TERM RESIDENT(Visitor for condo should means non overnight guests). I guessed by charging a token sum will avoid some unit that has more than 1 car but declare excess driver as visitor which they can park 360 nights (5 nights in their hometown during raya/new year time) a year in visitor parking. These happened daily previously and so many of them. Many owner/resident here own 5 cars, how can anyone control the mess here?
For viewers information, there are many "foreign visitors" come here to stay for 1 month, 2 months and 3 months during summer holiday, some rent more than 1 car, do we charge or we don't? Where can we draw the line? 1 week, 1 month, 2 months, 3 months? If we want to control these then we may need to add 10 security guards (per shift) which will cost us additional RM35000-00 monthly translate into RM80 per owner.
As long as the management is fair to everyone without bias, then I think it is a good decision.
When LRT is in operation, and if the policies are not clear then there will more "visitors" using the facilities of DP at their conveniences, which means they take away owner's rights, owner's privileges, owner's money (owner pay maintenance fees and cost of parking lot) and etc.

Eddie, you view on this matter is highly appreciated. Well for your info I have 3 parking space in DP (2 P1 1 P2). I have a visitor coming this Saturday night and they might stay overnight here. I decided to write to the management on this matter, where I will provide them the driver details, reg. number, unit they will be staying for their info. The parking at P2 is for my visitor who wants to stay overnight here, which is very rare. However I usually inform the management about this matter, when my visitor wants to visit me for overnight. But I noticed my parking space at P2 although I have paste a note there, stating it is a private parking space, outsider and sometimes residents parked there. This come to heated arguments between myself and the guilty part. Can't we issue a new DP car sticker, ask the residents fill up a new form about their vehicles details and issue them a new DP car sticker, 2 stickers each for 1 unit. I know 1 unit 1 parking space but whoever park first at the parking space in DP, park and the other to be park outside. This applied to those who have more than 1 cars. The guards to be stirct no DP car sticker,no entry. As for the RM 5 parking fee,good idea, how is the JMC going to make more money for a better living in DP than that way.

Eddie, this is a good post. Keep it up! BTW, does DP practise locking up illegally parked cars?

Yes, the security will clamp "illegal" parking, under new management, the rules are better enforced. Of course, there are still slipped away smart resident parking in the unoccupied unit's parking lot. However, the screw will be slowly being tightened. Allocated parking lot is a private property, so security guard can't clamp without complaint from owner.
It will be good if all residents can inform the management about their coming guests with name, plate no etc.
JMC is discussing on issuing new sticker and re-do registration, however,it will involve cost and cooperation from owner/resident etc.
