M & E Consultant and Contractor

Previously the Protem Committee (with the help of an Iraqi Engineer, a Protem member) has done a building audit for Desa Putra and found that there are many defects especially on the M&E installations.
Just a simple one, the Magnet-Lock installation are all wrong, look at this picture which was taken from outside - you just need to remove 1 nut then you can go inside the condo easily (children can also do it within 1 minute).

This (green button) emergency button should be install inside instead of outside, which anyone can break the glass from outside and enter without hesitation. Also, when there is an emergency, if the door jammed then people from inside unable to come out at all except through side door.

These things happen may be due to the following reasons:
1. Developer's never supervised or inspected the installation of sub-contractor to follow standards laid out in the agreement
2. The main contractor also never supervised or inspected the installation of sub-contractor to follow standards laid out in the agreement
3. The installers were probably no knowledge (logic thinking) on security and emergency matter.
4. M&E consultant shows that they are very "low" standard. (graduated from Republic of Congo?????????????)
What is your opinion?

JMC has many times requested developer to ask sub-contractor to ratify the defects (mistakes), however, until now it is still pending (after 6 months).

If the defects are not ratify soon, JMC may take the following actions (after consultation to lawyer):
1. Ask each owner to write to bank loan lawyer to withhold the 2.50% supposed to disburse to developer after the defect period
2. Through COB (commissioner of building), the ensure developer deposit a "performance bond" of certain amount with JMC.
3. Through politicians to help
4. Holding press conference
5. Etc

I think it's ok to put it outside of the door but as long as once the emergency panel breaks, those guards at the CCTV area will be alerted.

But it's just my 2 cents though and I'm not an engineer. :)

Wow! Door access emergency break glass installed outside? Very clever..so when intruder cannot go in, all he has to do is just BREAK the glass. LOL! In my opinion, it is more about lack of supervision during the installation.

Another thing, I wonder why they don't install slave monitor in the guard house so if the guard inside the CCTV room not present like went to toilet, makan or miss the pictures, the guards in the guard house can cover to monitor the CCTV. More eyes are better than two isn it?

Ada satu lagi a... saya ada nampak itu perempuan punya tuala ada darah di buang dari tingakap dari atas... itu betul2 tatak otak punya olang.... lain kali saya mau tangkap gambar and hantar tiap-tiap rumah itu tuala wanita ada darah! how can like this one...

even people live in low class flat also have civic minded.very bad la some of the people here in desa putra..planned to sell our unit..cant stand anymore wt all the rubbish here (residents as well as management).getting worse.

Dont sell yet. Let the JMC sort this one out first with new mgmt company.

After that if you are still not happy then sell after the LRT station is open (you get better price)

YUP..I think u're right..I'll wait till the LRT open , then the price will be up..but have to wait n tahanla wt all those disgusting people..
